SAMPLE PROJECT — replace with your own work. A dark 1970s apartment opened up and repositioned for the long-term rental market.

What we were given.
The owner had held the apartment for eleven years and re-let it three times at a falling rent. The brief was simple: bring it back to the top of its street, spend nothing that a tenant would not notice.
Where the budget went — and where it did not.
We removed one non-structural wall to connect the kitchen to the living room and kept every wet point exactly where it was — plumbing was 4% of the budget instead of 30%. Spending concentrated on the kitchen face, the guest bathroom, floor continuity and light.
Micro-cement floors run wall to wall to avoid thresholds. Kitchen fronts in oak veneer with a recessed aluminium pull. One warm 2700K linear source per room, no ceiling grids.
